The 2011 Tax Rate should be used to calculate taxes payable in 2012 if it is not available please use the 2010 rate for an estimate.  The tax rates each year are calculated by the county clerk's office.  They are usually available by May of the current calendar year the tax bill is due.  In Will County the 1st half of a Real Estate Tax bill in due in June 1, and the 2nd half is due in September 1,.  A current year Sale Price multiplied by the 2011 Effective Tax Rate is one way to estimate the amount of a tax bill.  When the 2011 rate is not available use the prior year Effective Tax Rate to calculate the estimated tax bill.  In Manhattan Township Tax Code Area 1403 has the lowest tax rate therefore the lowest real estate tax bill for a given assessment.
